How much does window cleaning cost?
Guide prices per visit, excluding VAT: a 3-bed semi or detached house is from €40, 4-bed from €45–€50, 5-bed from €50–€60, and terraced houses run €45–€55. These are starting prices confirmed after a quick check of the property — see the full table on Pricing.
How much does gutter cleaning cost?
Priced per side of the house, excluding VAT: 1 side from €70, 2 sides €100, 3 sides €130, all 4 sides €160, with a conservatory or extension adding €25 each. That includes the full clear-out, downpipes checked, debris bagged and taken away, before/after photos and a fascia wipe-down.
How much does fascia & soffit cleaning cost?
Priced per side, excluding VAT: 1 side from €60, 2 sides €80, 3 sides €110, all 4 sides €130, with a conservatory or extension adding €25.
How much does power washing cost?
Priced per square metre by surface, excluding VAT: concrete €4/m², limestone and sandstone €5/m², cobblestone €6/m², tarmac €7/m² — jobs start from €80. As certified SmartSeal technicians we can quote restoration and sealing alongside the wash too.
Do you offer package deals for multiple services?
Yes — our seasonal packages bundle services at a real discount: Essential (full window + gutter deep clean) from €140 at 10% off the combined price, Complete (windows, gutters, fascia & soffit) from €220 at 20% off, and Total Exterior (every outside surface, including a driveway/patio power wash) from €300 at 30% off. All scaled to your home's size, with before/after photos.
Is the quote free, and is there a call-out fee?
Quotes are free and no-obligation, with no call-out fee. Tell us the address and what you're after and we'll come back with a clear fixed price, usually the same day. The final figure is agreed before any work starts.
Why might my actual quote differ from the prices on the website?
The website prices are guide/starting prices — the exact figure depends on property size, how many sides, extensions or conservatories, and access, which is why we confirm with a quick check before quoting. Your written quote is then fixed and agreed up front, excluding VAT where it applies — no surprises after the job.
Is there a minimum job size?
There's no strict minimum, but very small one-off jobs may carry a call-out charge — best to ask when you get your quote so there's no surprise.

Window cleaning

What's included in a standard window clean?
Exterior glass, frames, sills and tracks all included as standard, plus patio doors and bi-folds where they're glazed — using a pure-water fed-pole system that dries streak-free and reaches upper floors safely from the ground. It's all part of the one price, nothing bolted on afterwards. See Window Cleaning.
What is "pure water" window cleaning, and why do you use it?
"Pure water" (deionised water) has had the natural minerals — mainly calcium and magnesium — filtered out through carbon filters, reverse osmosis and a resin stage. Ordinary tap water leaves those minerals behind as spots and streaks when it dries; pure water has nothing left to leave behind, so it air-dries completely clear with no squeegee or cloth needed. We pump it up a telescopic pole to a brush head, which is also how we reach upper-floor windows safely from the ground without a ladder.
Can I choose traditional/squeegee cleaning instead of pure water?
We use the pure-water fed-pole system as standard for exterior windows — it's what gives the streak-free finish and reaches upper floors safely without a ladder, so we don't offer a separate squeegee-only service as an alternative. If you're specifically concerned about older leaded or stained glass, the soft-brush pure-water method is generally fine on it (no scrubbing, no chemicals) — but if the decorative lead strips are elderly and have had years of strong sun, the adhesive bonding them can be delicate, so mention it when you book and we'll take a careful look first.
Do you clean the inside of windows too?
Our standard window clean is the outsides — since that's where the weather does its damage. Insides can be added on request; just mention it when you get your quote so it's priced in from the start.
Do you offer window tinting?
Window tinting/film is an installation job, not cleaning — a different trade entirely. We just clean the glass you've already got, tinted or not.
Will bird droppings damage my windows or sills?
Bird droppings are acidic and can etch or stain glass and stonework if left to bake on in the sun, especially on sills and ledges. Left long enough it can also attract more birds to the same spot. Regular window and exterior cleaning removes it before it has time to cause lasting marks.

Gutter cleaning

What's included in a full gutter clean?
The complete clear-out (leaves, moss, silt, nests), downpipes checked and cleared where accessible, all debris bagged and taken away, a fascia & soffit wipe-down — and before/after photos so you can see exactly what was done without going up a ladder yourself.
Does gutter cleaning include unblocking downpipes?
Yes — clearing accessible downpipes is included as standard in a full gutter clean, not charged as an extra. If one's badly blocked further down and needs extra time, we'll flag it and agree next steps with you rather than adding a surprise charge.
Why does moss in the gutter actually matter?
Moss in gutters isn't just cosmetic — it acts like a sponge, holding water and adding real weight that can sag or even crack a gutter section, and the trapped moisture speeds up rust on metal gutters and rot on the fascia board behind. It also blocks the flow, causing the same overflow and damp-patch problems as any blockage.
When's the best time of year to get gutters cleaned?
Late autumn, once the leaves have finished falling — that's when gutters load up fastest, and clearing them then protects the house through winter rain. A spring check is a good follow-up, especially near trees or in mossy areas (most of Dublin, honestly). Once or twice a year suits most homes.
My gutters are leaking — is that a clean or a repair?
Good to know the difference: we clean gutters (clearing blockages, moss, leaves so water flows properly) but we don't do structural repairs like re-fixing brackets or replacing sections. If it's blocked, that's us — if it's physically broken or pulling away, you'd want a gutter repair specialist, though we're happy to flag anything we spot while we're up there.
What are fascia and soffit boards?
Fascia is the straight board running along the edge of the roofline, just below the tiles — gutters are usually fixed to it. Soffit is the panel underneath, sealing the gap between the wall and the roof edge, usually with ventilation slots. Both get cleaned as part of our gutter and exterior cleaning — they're what really finishes off the look once the gutters are done.
Power Washing & Sealing

Driveways, patios & sealing

Do you offer driveway or patio sealing?
Yes — we're trained, certified SmartSeal technicians. Alongside power washing we can restore faded, worn driveways and patios and seal them with professional-grade sealer to lock in the finish and slow the return of weeds, moss, algae and oil stains. It costs a fraction of ripping up and relaying the surface. See Power Washing & Restoration.
What's the difference between power washing and soft washing?
We use the right method for the surface — high pressure for driveways and patios, and gentler soft-washing (lower pressure, sometimes with a biocide treatment) for render, roofs and delicate surfaces so nothing gets damaged or stripped.
Why are there black streaks on my roof?
Those dark streaks are usually algae, which feeds on moisture and spreads in Ireland's damp climate — unsightly but treatable. The right approach is a gentle soft wash and biocide treatment, never blasting tiles with high pressure (that strips their surface and can force water under them).
What causes those white, chalky marks on my driveway or patio?
That's efflorescence — mineral salts carried to the surface from inside the concrete or paving as moisture evaporates. Honestly: washing improves it, but it can reappear while salts keep migrating out, and it usually weathers away over time. Power washing plus a SmartSeal seal helps by limiting the moisture movement that drives it.
Will power washing remove rust, tar or paint stains?
Rust, tar, paint and organic staining (berries, leaves, tannins) all respond well to power washing on a hard surface — rust and tar are the stubbornest and sometimes need a couple of passes or a specific detergent, but we'll give an honest read on what to expect before starting.
Booking & Payment

Getting booked in

Do I need to be home for the clean?
No — most exterior work (windows, gutters, power washing) happens while people are out or at work. Sort access in advance (gates, codes) and we'll get on with it, then settle up by card, transfer or cash afterwards.
What payment methods do you accept?
We accept card, bank transfer and cash. Online card payment is on the way but isn't open just yet — until then, a quick call or message once the job's done is all it takes and we'll sort it between us. For regular schedules we can invoice monthly too, just ask.
Do I have to sign a contract or commit to regular visits?
No lock-in contracts on residential work, and no need to commit to a round upfront — book a one-off first, see how it goes, and only set up a regular schedule if you want to. Regular visits can be paused or cancelled anytime after that too.
How often should I get windows or gutters cleaned?
Most customers go with a regular round every 4–8 weeks for windows, and once or twice a year for gutters (see the "best time of year" answer above). One-off cleans are just as easy to book — no obligation to go regular.
What if I'm not happy with the job?
Tell us within 48 hours and we'll come back and put it right, free of charge, no quibbling. Ring us or send a photo if handy, and we'll sort a return visit.

The whole of Dublin — postcodes 1 through 18, plus 20, 22 and 24. Not sure if that's you? Just ask, happy to check.
Are you insured?
Yes — fully insured with public and employer's liability cover, and every team member is vetted before they're sent out to a job, residential or commercial.
Is your team your own staff, or subcontractors?
Our own trained, vetted team does the work — no random subcontractors turning up unannounced.
Are your products safe for kids, pets and gardens?
We use professional-grade, responsibly sourced products and pure water systems for window cleaning — safe for kids, pets and gardens once surfaces are rinsed and dry.
Do you work in bad weather or winter?
Light rain isn't usually a problem, and yes, we work right through winter — frost and ice are the main things that pause us for safety, not cold on its own. In genuinely bad weather (storms, ice, high wind) we'll always contact you to reschedule.
